"IN THE NAME OF GOD, AMEN.
I, Phoebe E. Payne Burroughs, of the Township of
St. Ansgar,Mitchell County, Iowa, being of sound mind and memory, and considering the uncertainty of this frail and transitory life, do therefor make, publish, ordain and declare this to be my last will and Testament, that is to say:

First,-After all my lawful debts are paid and discharged, I give and bequeath to my husband, Frank W. Burroughs, the full management, control, and all income from rentals of all my property, both real and personal, and for the term of his natural life. And further sitpulating: That said Frank W. Burroughs, be and is hereby impowered to negotiate any necessary new, or renewal of old loans maturing or existing against my property, giving mortgages on the real estate herein willed as security therefor. And further stipulating: That during this term of Frank W. Burroughs'life, the real estate herein willed can not be sold.

Secondly,- Also to my husband, Frank W. Burroughs, I give and bequeath one Certificate of Deposit, No. 17941, of the Principal Sum of
Five Hundred Dollars, and accured interest thereon, said Certificate of Deposit being due me as beneficiary, and issued by and from The Equitable Life Assurance Society of the United States, 393 Seventh Ave. New York.
Thirdly,- Then further: It is my will that upon the death of Frank W. Burroughs, herein named, that my entire property both real and personal, I give and bequeath to my son, Henry W. Payne, without reserve.

And, I hereby give, make constitute and appoint my husband, Frank W. Burroughs, to be executor of this my last Will and Testament, and it is my wish and order that he not be required to give or furnish Bond.
And I hereby revoke all former Will by me made.
IN WITNESS WHEREOF, I have hereunto subscribed my name and affixed my signature, the fifteenth day of July, in the year of our Lord one thousand nine hundred and thirty-seven.
