Samuel Chapman + wife To Samuel Chapman Jr

For the consideration of Five Hundred dollars. the receipt whereof is hereby acknowledged. we Samuel Chapman sen. and Sarah S. Chapman his wife do hereby sell and convey to Samuel Chapman Jun. (all parties being residents of the County of Van Buren and State of Iowa) The following described tracts of land lying and being situated in said County + State. to wit: Commencing at the North East corner of the North West quarter of Section Five. Tp 68. Range 8. thence West on the North line of said quarter section thirty one perches and thirteen links to a post. thence South seventy five perches and nineteen links to a post thence East thirty one perches and thirteen links to a post on the East side of said quarter Section thence North on the East line of said quarter Section Seventy five perches and fourteen links to the place of beginning containing fourteen and 90/100 acres. Also Five acres off of the North end of the West side of the West half of the West half of the North East quarter of Section five. in said Township. and Four acres out of twenty acres described as follows. off the West side of the West half of the West half of the North East quarter of Section five. in the above mentioned Township lying North of Eleven acres. and South of Five acres on the North East end of the twenty acres described, in the County and State before mentioned. And we hereby covenant with the said Samuel Chapman Jun. that we hold said premises by title in fee simple. that we have good right and lawful authority to sell and convey the same. that they are free and clear of all liens and encumbrances whatsoever, and we covenant to warrant and defend the said premises against the lawful claims of all persons whomsoever. And the said Sarah S. Chapman hereby relinquishes all her right of dower in and to the above described premises. Witness our hands this thirtieth day of September AD 1878.

On this thirtieth day of September AD 1878. before me came Samuel Chapman sen. and Sarah S. Chapman his wife. personally to me Known to be the identical persons whose names are affixed to the above instrument as grantors. and they acknowledged the execution of the same to be their voluntary act and deed for the purposes therein expressed.
