Last Will and Testament of Armina V. Blake
I, Armina V. Blake, of Mills County, Iowa, do hereby make, publish and declare this my last will and testament, in manner and form following:
First.. I direct that all my just debts and funeral expenses be paid as soon after my decease as conveniently can be done.
Second..I now own the East half of the East Half of the Northeast Quarter of Section 27, and 27 acres in the South West corner of the Southeast Quarter of Section 22; and the undivided half of all the following lands, to wit: The Southwest Quarter of Section 26, and the South half of the Southwest Quarter of the Northwest Quarter and the West half of the Southeast Quarter of the Northwest Quarter of Section 27 - all in Township Seventy-one, Range Forty-two, in Mills County, Iowa. All this land now owned by me, I devise and bequeath to my brother, M. T. Munsinger should he survive me, in trust for the use and benefit of my nephews and nieces, to wit: Joseph M. Munsinger, Charles M. Munsinger, Elta E. Munsinger, Blake Munsinger, Hazel Munsinger, Alberta Munsinger and Irene Munsinger, share and share alike.
It is my will that my said trustee shall handle all of the land so willed, in trust, to the very best advantage possible, and the proceeds therefrom, less necessary expenses, he shall distribute yearly among my said nephews and nieces above named, share and share alike.
At the death of my brother M. T. Munsinger, or at my death should he die before I do, I devise and bequeath all my said lands to my nephew, Joseph M. Munsinger, on condition that he will pay to my other nephews and nieces above named, six-sevenths of the value of my said lands as may be fixed by agreement or by appraisement ordered by the court, share and share alike, within five years from the death of the survivor of my brother M. T. Munsinger and myself; and in the meantime he shall pay said nephews and nieces yearly their respective one-seventh of the income from said lands, less expenses.
But in the event the said Joseph M. Munsinger does not yearly pay to my other said nephews and nieces their respective share of the net income from said lands, and within five years from my death pay or secure my other said nephews and nieces each their respective one-seventh share of the value of said lands so willed to him, as may be fixed by agreement, or by appraisement ordered by the Court, then in that event I devise and bequeath said lands to my said nephews and nieces including Joseph M. Munsinger, share and share alike.
Third..It is my earnest desire that said lands be kept intact, and as my said nephew Joseph M. Munsinger, now owns in his own right the undivided one half of the aforesaid lands in Section 26 and in the northwest quarter of Section 27, subject to the life estate of myself, my brother M. T. Munsinger and his wife, I strongly urge him to avail himself of the opportunity thus afforded him of so doing, and to pay to the other nephews and nieces herein named their respective shares as may be fixed by agreement or appraisement. But in the event this cannot be done, or is not done, and all of my said nephews and nieces come in for a one-seventh interest in said lands, in kind, then it is my wish and desire, and I trust that my said nephews and nieces will observe it, that in the division of said lands the said Joseph M. Munsinger take, as a part of his interest therein, the eighty acres that is known as the "Home Place."
Fourth..All the rest and residue of my property, real, personal or mixed, of which I may die seized and possessed, or to which I may be entitled, I give, devise and bequeath to my aforesaid nephews and nieces, share and share alike.
Fifth..I hereby revoke all former wills and testamentery dispositions at any time by me heretofore made.
Sixth..I nominate and appoint my brother, M. T. Munsinger, executor of this my last Will and Testament, should he survive me, and exonerate him from giving bond, and in the event of his death before mine, I nominate and appoint my nephew Joseph M. Munsinger, executor without Bond.

We, the undersigned, hereby certify that Armina V. Blake signed the foregoing instrument in our presence and declared it to be her last will and testament and that we, at her request, in her presence and in the presence of each other have affixed our signatures as witnesses thereto. All done at the same time and place that testratrix signed the said instrument.
