Know All Men By These Presents:
That I, Charles L. Epperson, being seventy one years old and of sound mind, do hereby will and bequeath to my wife Ophelia A. Epperson, all of my land in Sections Four and Five situated in Lyons Township, Mills County, Iowa; Also one frame house and two lots, Six and Seven, Block Two, situated in Pacific Junction. in
Aldens Addition, Plattville Township, Mills County, Iowa; Also all; horses, cattle and swine on said premises, and all notes and bank accounts should there be any; also alll household furniture and goods; the same to be owned and controled by her till her death.And I further will and bequeath that at her death all of the above named property shall be equally divided between my four heirs whose ;names are respectfully David Elias Epperson; Charlie Guy Epperson, Annie Effie Hunter and Jonathan Roy Epperson; and in case either of these should die before I do then this will to remain in full force till my death, then the above named property to be equally divided between my four heirs as above stated.
And I further will that my wife shall have full possession and control of all of the above named property from the date of this will till her death.
Written by myself this the fourth day of March 1907, and I hereunto affix my name in full.

We hereby certify that on the 11th day of July A.D. 1907, at Glenwood, in the County of Mills and State of Iowa, Charles Lee Epperson, to us personally known, did, in our presence, sign the foregoing and within instrument and declare the same to be his last will and testament; and we, at his request and in his presence, and in the presence of each other, do hereunto subscribe our names at witnesses thereto.

I, Charles Lee Epperson, of the Township of Lyons, in the County of Mills and State of Iowa, do hereby make this my codicil to my last will and testament made on the fourth day of March A D 1907, hereby confirming and ratifying my said will in every particular:
Part 1 - I hereby nominate and appoint my son, Jonathan Roy Epperson, at this time resident in the City of Des Moines, in the County of Polk, and State of Iowa, as executor of my last will and testament, and it is my wish and will that he be by the Court allowed to qualify and serve without being required to give bond.
Dated at Glenwood, Iowa, this the 1st day of August A.D. 1907
