Know all men by these present, that I James Nichols of the County of Fremont and State of Iowa being of sound mind do hereby make this my last will and testament revoking all and other former wills testaments or (unreadable) by me made and do hereby appoint that my good and Chattels Lands and teniments be and are hereby dispersed to the following persons;

First that Keziah Nichols my eldest daughter shall receive of my personal property the sum of twenty dollars. Also, Cinthia P. Nichols my second daughter have the like sum of twenty dollars, and Clarisa O. Nichols my third daughter and youngest daughter also have the like sum of twenty dollars. Also, that my son Nephi M. Nichols also receive the like sum of twenty dollars at or after my decease, and the rest of my estate both real and personal. I hereby give to my good and lawful wife Polly Nichols including all claims which I have on the Estate of James L. Nichols formerly of Newyork now deceased and that said Polly Nichols is hereby empowered to sell or convey the same in the same manner as I myself could do and to live for and record all personal good and chattels and receipt for the same and all real estate to sell seed or convey in each one all the several premises n the same manner which I myself could do. In witness where of I the said James Nichols have heirs unto let my name and affixed my seal this 24th day of May in the year of our Lord 1851, and said Polly Nichols.
