Know all men by these presents that I Joseph Donor of the County of Cass and State of Iowa in consideration of the sum of two hundred and twenty five dollars ($225) to me paid by Francis F. Everett of the County and State aforesaid the receipt whereof I do hereby acknowledge & hereby give grant sell and convey unto the said Francis F. Everett his heirs and assigns all that parcel of land or tenement situated in Cass County bounded and described as follows to wit.

The south half of the south east quarter of section number twenty three (No. 23) and the north half of the north east quarter of section number 26 (No. 26) in township seventy seven (77) north of range number thirty six (No. 36) west containing one hundred and sixty acres (160 acres) according to the United States surveys.

To have and to hold the afore granted premises to the said Francis F. Everett his heirs and assigns to his and their use and behalf forever. And I the said Joseph Donor do hereby for my self and my heirs executors and administrators covenant with the said Francis F. Everett his heirs and assigns that I am lawfully served in fee simple of the afore granted premises, that they are free from all encumbrances that I have good right to sell and convey the same to the said Francis F. Everett and that I and my heirs executors and administrators will and by these presents do warrant and defend the same promises to the said Francis F. Everett his heirs and assigns forever against the lawful claims and demands of all persons.

In witness whereof I the said Joseph Donor together with Mary Donor my wife who hereby relinquishes her right of power in the premises have hereunto set our hands and seal this in the year of our Lord one thousand eight hundred & fifty six.

Before me James W. Brinkerhoof a Justice of the peace in & for said county appeared the above named Joseph Donor & Mary Donor personally known to me to be the identical persons whose names are affixed to the foregoing deed as grantors & acknowledged the said instrument to be their voluntary act or deed.

In testimony whereof I have hereunto set my hand & official seal this eighth day of February 1856.
