Know all men by these presents that I, John M. Peebles of the county of Bremer, state of Iowa, party of the first part in consideration of one
thousand (1000.00) dollars to me paid by William Briden of the county of Bremer state of Iowa, of the second part or his heirs and assigns forever the following described real estate situtate in the county of Bremer to-wit:
Commencing at the quarter post between Sec. 35 & 36 in Twp. 91 -N of R 14 W - thence W 11 chains and thirty links to the land known as the Donaly Lot. Thence S 4 chains on E side of said lot thence S 5 chains and 32 links to land known as Pitcher - thence E 12 chains and 80 links - thence N 9 chains and 32 links to the place of beginning, and I the said John M. Peebles do hereby convenant with the said party of the second part his heirs or assigns that I lawfully seized of said premises that they are free from incumbrance. Except a certain mortgage given by me to S.D.Comings. Dated April 10th, 1866 for two-hundred eighty one (281.00) dollars which said Briden is to pay as part of the above consideration. That I have good right and lawful authority to sell the same. I do hereby covenant to Warrant and Defend the said premises against lawful claims of all persons whomsoever except the above mentioned mortgage.

In witness wereof I have hereunto set my hand this 20th day of July 1866. In presence of Wm. Pattee, Notary John M. Peebles
